The New Moneyball: Net 0-0 is the Game | Murray Guy







As portrayed in the movie Moneyball, Billy Beane (Brad Pitt) the GM for the Oakland A’s implemented a performance metrics system that enabled his team to become one of most successful low budget teams in baseball! By finding undervalued performance with on-base percentage players, young and older talent, the Oakland A’s have consistently outperformed the competition. In doing so the A’s have completely dispelled the myth that there needs to be tradeoffs between cost and performance.

If we were to adopt this same thinking for the building industry, could we deliver a CHAMPIONSHIP building that produces as much energy as it uses at no additional cost? (Net 0-0)

Why Net 0-0?







A common theme amongst all GREAT Teams is that they succeeded because they were working towards some higher purpose like fixing our worlds greatest challenge, climate change. In a recent Fast Company post of “The Top 9 Info Graphics of 2014”, the first graphic paints a potential scary vision for our future if we do not address climate change. “In 1000 years if civilization collapses most of the buildings and bridges around today will have fallen.” I think this means there would also be no more baseball!

Why risk all of this, when we currently have the ability to eliminate 40% of all GHG in North America by building to Net 0 energy performance! Europe has already committed to a Net 0 energy standard by the year 2020. Net 0 is coming and so why not start practicing now? Our industry is currently able to deliver Net 0 performance at a 10% cost premium. We just need to find a way to tweak and tune our processes to get to Net 0 additional cost.



Net 0-0 is a GREAT target and at no additional cost there can be NO EXCUSES.

We need to stop acting like the Big Budget Teams!The problem with the building industry is that we act like the New York Yankees when it comes to delivering GREEN building projects. We get out our checkbooks buy sexy green technologies, field a team of disintegrated high priced performers that stumble their way to Net 0 energy performance at a significant cost premium. It doesn’t have to be this way, as there are masters in the industry that know how to get GREEN done on a beer budget!

We can learn from other industries that have proven that quality and performance can be free. We need to adopt similar processes as Billy Beane did in baseball or Edward Deming, who proved that “Quality is Free” in the automobile industry. With new THINKING we can break down barriers to high performance

Cowboy Math: Is Net 0 -0 Feasible?


Current estimates are that there is a 10% to 20% cost premium to get to NetZero energy use for the cost of renewable energy systems and higher performance building systems. By tunnelling through the cost barriers with integrated designs and lean project delivery there is the potential to deliver projects at 40% less cost.

When we do the cowboy math the potential saving are greater than the premium, so yes we can convert the waste of traditional approaches to high performance Net 0 levels buildings at Net 0 additional cost.

Murray the "Net Zero GUY" | Building the FUTURE

One day two Donkeys from Maui, stopped Murray and requested that he stop having so dam much fun wave sailing and do something to fix the extreme effects of climate change.  The locals were starting to get a little pissed that the grass wasn't as GREEN as it should and decided to approach warriors that love to play in the beautiful outdoors to join forces and make the difficult changes needed to secure the future.

Murray being knowledgeable and passionate about high performance buildings decided that he had better listen to these very determined and tough characters and went forth and started three companies to Build the Future




Integrated Designs, EcoSmart Developments and Lean Lab are companies that have a purpose and up to the challenge of changing a very inefficient and wasteful building industry to achieve Factor 10 levels of performance improvement.  We accomplish this through the adoption of lean and more integrated practices and by promoting more sustainable behavior. This in not an option, it is required to sustain life on a planet that is headed to 11 Billion people by 2100.

This is not good enough!  With Lean we get to integrate the efforts of the whole team and do battle on the up to 40% waste that is inherent with more traditional design-tender-build processes.

How do Lean to be Green ECOnomics work?

With Lean we will save as a minimum the 15% extra it may take to get to NetZero. Masters in Lean are able to save up to 40% of the cost of a project. That is how we can deliver NetZero buildings at less cost with lots left over for profit and our wish list.

LCI - Canada | Lean for Extraordinary Results Conference in Calgary April 6th - 8th, 2016

The following is a summary of our online courses and workshops that have been developed to ramp teams up on implementing Lean & Green Project Delivery practices. At the Lean Lab we utilize lean to achieve much higher levels of sustainable performance and profitability by creating productive design and construction environments. 
 
Our courses are based upon lessons learned on ten lean projects as we like to practice what we preach at Integrated Designs where we were an early adopter of lean and at EcoSmart where we build NetZero targeted homes.

Lean 101 | Lean Project Workshop






"HOW to get started with Lean on your Non-Lean Project"

When participants experience hands on lean production training they can see there is huge potential for improving the building process.  The goal of this workshop is to teach the basic principles, create a AHA moment about the huge potential and prime the team for cultural change.


Learning objects:

  1. Why lean creates a competitive advantage 
  2. An overview of how lean is applied to the building industry 
  3. Basic Principles and Practices to get you started on a lean journey
Details:  3-hour workshop for up to 40 people



"A Great Overview of Lean Project Delivery"

It takes a team with a different way of thinking and a high level of collaboration to deliver a lean project.  This course is for people that want to facilitate the implementation of the Lean Project Delivery System that was developed by the Lean Construction Institute.  You will learn how to create and manage a Team, facilitate lean design and construction systems.  (Target Value Design, Last Planner System) You will also learn how to setup collaborative work environments and explore the lean tools that are available to take your projects to a whole new level.


Three main learning are:


  1. Develop an understanding of the Essential Elements of a Lean Project 
  2. How to establish a highly collaborative team
  3. How to implement the Lean Project Delivery System



Details: This is a 25-hour hour online course on “Lean Project Fundamentals” The cost is $275.





The Best Way to Kickstart a Project


This one or two-day Boot Camp is designed to fast track a TEAM to implement the Lean Project Delivery system. Day 1 includes Last Planer System training with four rounds of simulations.  On the second day we start implementation of the Last Planner System by planning a phase of the project.

Three main learning objectives are:

  1. Develop an understanding of how to reduce variability and create flow
  2. What different thinking and strategies create amazing productivity improvements
  3. How methods like Pull Planning get the team working as a team


Details: This “Lean Immersion Boot Camp” in an intense one or two-day workshop for 30 participants. Pricing is dependent upon the number of participants. (Approximately $3500/day)   

How to deliver economical NetZero Projects


NetZero homes can provide a positive return on investment if designed properly. In this course we share lessons learned from four NetZero projects on how best to deliver cost effective affordable NetZero residential and commercial building projects. You will learn about passive, lean and integrated NetZero construction. The workshop is hosted in a NetZero targeted prefab green home that was designed and built by EcoSmart developments.

Learning objectives are:

  1. Understand why we can have higher performance at less cost 
  2. How to design affordable NetZero building projects
  3. Lessons learned on strategies and system selection
Details: “NetZero Design” is a 2-hour workshop for 15 participants






Turning the Design Process on it's Head


By turning the traditional design process on its heads we can reduce the cost of a project by 15%. Target Value Design as the name suggests is a disciplined design management system that focuses on creating value for the client at a target cost they can afford and are willing to pay.

Learning objectives:

  1. Understand why we can have higher performance at less cost
  2. How to integrate the design to achieve project requirements to target cost
  3. Methods and tools to lean up the design process
Details: “Target Value Design” is a 4-hour workshop

It takes a TEAM to Deliver WOW projects at Less Cost


As you develop mastery in Lean Project Delivery you will be able to achieve higher productivity, profit and performance. This advanced level course focuses on the lean and more integrated practices that enable extraordinary results such as delivering NetZero building at no additional cost.

Three main learning objectives are:
  1. Why not set the bar high like Net Zero Energy at Net Zero additional cost? 
  2. How to deliver exceptional projects by creating a highly collaborative team
  3. Manage with discipline using the Last Planner System & Target Value Design 
Details: The Lean to be Green Facilitator course is an in depth exploration of how to deliver higher performance at less cost. (50-hour online course, Introductory cost of $375)

LeanCx 404 | The Art of Commissioning Workshop

Getting to Done is Done 4 Months Early


If you are interested in getting your project to the finish line early at less risk, stress and cost you may want to consider the “Lean Commissioning” (LeanCx) workshop. In this workshop we first establish a business case for a more intensive commissioning approach. We then delve into how a proactive, integrated and a more collaborative approach to commissioning enables higher productivity and profit.

Learning objectives:

  1. Why we need to expand the little black box called commissioning 
  2. How to get to the finish line early
  3. Managing the Team with discipline
